General Info

• Availability of Furnished, unfurnished, and part furnished properties
• Flexible leases to suite your requirements
• First choice on property upgrades i.e. after your initial 6 monthly contract to upgrade to a 3 / 4 bed etc.

Applying for A Property
When you view a property, you will be asked to complete an Application Form. We will then take professional and character references and carry out a credit check if you are keen to rent the property. Due to the volume of interest in properties offered by YAB Ltd, we advise that you contact us as soon as you notice a property which is potentially to your liking.

Utility Accounts
You are responsible for all Utility accounts. Gas, Electricity, Water, and Council Tax are to be set up immediately once you have successfully signed over for the property. Other additional services such as Telephone, Sky Satellite, Broadband, TV Licence are optional if required but must again be your responsibility.

Contents Insurance
We recommend you take out tenants insurance to protect all your personal belongings.

Inspections
We will inspect the property quarterly. You will be notified of the date and time of these inspections so that you can arrange to be present. You will be asked to sign a Property Inspection Report after each inspection to identify any problems and to agree in principle any required action.
